DEVELOPERS LEGAL RESPONSIBILITY TO CONSUMERS FOR HOUSES NOT IN ACCORDANCE WITH SPECIFICATIONS: CASE STUDY OF HOUSING IN BEKASI

This study aims to analyze the legal responsibility of developers towards
consumers in house purchase agreements that do not comply with the
agreed specifications, focusing on cases that occur in the Bekasi area. The
legal problems that often arise are default by developers that cause losses to consumers. Through a normative legal approach and case studies, this study examines the forms of legal protection available to consumers and their resolution mechanisms. The results of the study indicate that the
developer's responsibility is regulated in the Civil Code and the Consumer
Protection Law, but its implementation in the field often encounters
obstacles. Several cases that often occur in Bekasi include house
construction that does not comply with the agreed specifications, delays in
project completion, and misuse of consumer funds by developers. Default
by developers often causes financial and emotional losses for consumers
who have entrusted the construction of their homes to them. Through a
normative legal approach, this study aims to identify the legal protection
that can be provided to consumers in dealing with cases of default by
developers in Bekasi.
